Avoid Over Improving Your Property

With news of slow-downs in the national market, some homeowners may be quick to assume that major improvements to their homes today will result in faster and more profitable sales of those homes in future.

Before you go adding that swimming pool, marble countertop or bathroom remodel, be sure to talk to your local real estate expert about your particular property, and which improvements might fall within the standard of your particular neighborhood's general expectations.

For example, if a solid majority of the houses in your neighborhood already have marble countertops, then a potential buyer looking at your property would expect to see the same and would assign a perceived value to whether or not your property had marble countertops available.

On the other hand, if very few kitchens in your neighborhood feature marble, and you invest in top-of-the-line marble counters, the investment is unlikely to result in a financial gain in future – and you could run the risk of doing with appraisers call "over-improving" your home – in other words, making unnecessary investments that will see little or no return in future.

The most important thing you can do is to talk, specifically, with your real estate expert, about the condition of your property and things you might do now to prepare your home for sale in future. By the time you are ready to sell, you will be halfway started on a working plan to an expedient, successful sale.
