Houston foreclosures still in decline

A total of 747 properties were foreclosed on during the February 1 Harris County auction, a 10.75 percent decrease from the 837 properties that were foreclosed on in January, according to Foreclosure Information & Listing Service Inc., of The Woodlands.

The February foreclosures also represent a 15.78 percent decline from the 887 foreclosures that took place in February 2010.

The number of properties posted for foreclosure is always much higher than the actual foreclosure amount because most property owners get caught up on mortgage payments before the auction date.

A total of 4,418 commercial and residential properties were posted for foreclosure for the February auction, a 5.24 percent increase from the 4,198 properties posted last month.

The February posting amount is 1.96 percent higher than the 4,333 postings in February 2010.

Foreclosure Information & Listing Service reports that postings remain at near-record levels. According to company information, the record month came in October 1987 when there were 4,773 postings. That amount is only 7.44 percent higher than this month’s total.

Foreclosure Information & Listing Service predicts foreclosure activity will begin to decline in the second half of this year.

The research firm also anticipates foreclosures will continue to decline in 2012, then drop dramatically in 2013.
